The challenge
GINCO Properties, the property arm of GINCO Group, invoices commercial tenants on recurring lease cycles and adds service charges and recharges for utilities and maintenance on top. Each stream has its own timing, its own line structure and its own tax treatment, and the UAE e-invoicing mandate requires all of them to be issued in a defined electronic format.
Before the deadline, the company needed a clear view of which entities and invoice types are in scope, how each billing stream maps to the required data fields, and which Accredited Service Provider would carry the invoices to the Federal Tax Authority.
What we did
Kaido is preparing GINCO Properties so that every tenant-facing invoice carries the structure the mandate requires and transmits through an Accredited Service Provider.
- Obligation scoping across the property entities, tenant types and document flows
- Commercial lease invoicing, service charges and utility or maintenance recharges modelled as structured invoice data
- Integration with an Accredited Service Provider for transmission and acknowledgement
- Test runs on real tenant cycles before the mandate date
E-invoicing readiness for a Dubai property company: lease billing, service charges, recharges.
Three billing streams, one invoice standard. We map each stream before anything is connected.Kaido IT Solutions
Why it worked
Kaido runs e-invoicing readiness in a fixed order: scope the obligation, restructure the data, connect the provider, test. For GINCO Properties this means mapping lease invoices, service charges and recharges separately, since each needs different line detail and references, and then validating the output of each stream before the Accredited Service Provider is integrated. Scope and price are agreed up front and each step is signed off before the next begins.
The next gate is a full test cycle: a real month of tenant invoicing transmitted through the provider and reconciled line by line. After that gate the configuration is frozen and the finance team is trained on the exceptions and rejections they may see in daily use.
